Well Zimbabwe also had expropriation and see where that got them.
You need treat the source of the issue. One reason was the ultra low interest rates for a long time. People bought houses they could not afford at common sense interest rates… which pushed up the prices further. What else is wrong?

Berlin';s ladnlords are on a hammering to nothing as there are so few of them and so many who want what they've got. If this goes ahead, compensation must also allow for future lost rents so the way forward is to build more residential properties and not sell them to investors…good luck with that. It would help if Mama Merkel hadn't opened the doors to the rest of the world and millions arrived wanting free stuff

Land ownership was a pyramid scheme for Royal families. They granted the land to their lords, their lords collected rent. What happened before then? there was no land ownership. When we take away the royal family land ownership no longer makes sense, we are just paying the people who happened to be last in power huge amounts of money just for being lucky. We also never really own the land as we simply get land rights like the right to live in a 3 bedroom house on the land. Try mine for gold and build a shopping mall and see how much yu really own it. So I think germany is right to start doing this, as at this moment, the hedge funds are replacing the lords, the kings, the queens, and they are relentless. It doesnt matter how bad a royal family was in the past they never pushed rent up this high.

Expropriation would be theft. Also Government price caps nearly always result in a reduction in supply of whatever commodity.

I don't understand the logic. Who pays for the compensation? Does the current tennant have to move out? Does the current tennant who obviously can afford the existing rent suddenly get free or cheaper rent? No additional accomodation is created (which is usually the real reason for expensive rents (supply,demand)) and surely instantly making the surrounding non nationalised property more desirable and expensive, driving rents up further?

John Locke, has always been concerned with the survival of
private property. Locke's Second Treatise of Government published in 1690 is a landmark text for this line of thinking.
According to Locke, the only way for humans to thrive and prosper was via private property ownership.
Private property, he said, was what separated civilised men from their primitive ancestors still living in a state of nature. Governments emerged as a way to protect property and to prevent a return to that violent state of nature. The role of governments was of necessity limited and shallow; the government should protect property (and property owners' interests) and little else.

They will use the rent discount to force renters in all kind of green scams. Heat pumps, solar panels, wind mills in evry appartment. Forced allocation of homes to fortune seekers, awarding them for not developing themselves…

The Nationalist German Workers Party imposed a 50% tax on rental properties in the 1930s to assist German workers. There's a case for & against. Just one of the Chancellors social initiatives along with such others as environmental protection & pensions, animal rights laws+++. It'd be interesting to see demographic data of landlords in Germany today. I suspect wouldn't be too dissimilar to the 1930s.

The correct thing to do is to set up a nationalised house or dwelling property agency and build their own then rent these out as proper social housing and this will prevent profiteering and greed running the dwelling scam.
